Granada Hills

Located at the foothills of the Santa Susana Mountains in San Fernando Valley, just less than 30 minutes from Los Angeles, Granada Hills is a tranquil residential community with a proudly suburban way of life. Itis considered one of the least dense communities in the City and County of Los Angeles, with a population of around 54,000 across an area of 15.11 square miles.

Living in Granada Hills

Granada Hills is home to high-income households and a relatively older population,with a median age of 37. Nationwide, it has one of the highest percentages of married couples, as well as residents age 50 years and above.

The neighborhood boasts beautiful open spaces where residents can go hiking, biking, horseback riding, or picnicking. These include O’Melveny Park inthe Santa Susana Mountains, the second largest public park in the City of Los Angeles. The community also boasts several recreation centers and a sports program open for everyone.

Granada Hills offers plenty of opportunities for excellent education, with a great mix of public and private schools. Served by the Los Angeles Unified School District, there arearound 12 public schools within its borders.

Real estate in Granada Hills

About 74% of the homes in Granada Hills are occupant-owned, and the rest are rented. Single-family homes dominate the housing stock, but there’s a limited number of multi-family residences as well.

Granada Hills is known for its expansive homes with spacious yards. A large number is new construction built only in the 2010s in the Mediterranean and modern styles.

Even before this surge in new construction, homes in Granada Hills have been steadily rising since the 1950s. Older properties mostly come in the traditional ranch style. However, the neighborhood of Balboa Highlands features a collection of gorgeous midcentury modern homes built by Joseph Eichler and designed by A. Quincy Jones, among others.

While property prices in Granada Hills are on the upper end of the scale, they’re generally more affordable compared to those in neighboring Porter Ranch and Northridge.
